These steps explain the regular decline-in-value review and appeal process. They do not confirm that filing is open or that a submission method is currently available. Before filing, check the county’s current window, fees, forms, and submission instructions.

Informal review

Procedural reference — confirm current availability before filing.

  1. Open the Assessor’s contact page and use the Real Property Assessments row. Call details not loaded, option 1, or email [email protected] to discuss your assessed value. Phone hours are 9 a.m.–4 p.m., Monday–Friday, except county holidays.

  2. Have your parcel number, property address, current assessed value and your January 1, details not loaded opinion of value ready. Explain why you believe the assessment is too high, and ask how the appraiser would like to receive your comparable sales or other supporting information.

  3. Follow the Assessor’s instructions for supplying that information. Keep a copy of what you send and ask how to follow up on the review.

If the issue remains unresolved as the formal deadline approaches, file the formal application below to preserve your appeal rights.

Formal appeal — by mail or in person

Procedural reference — confirm current availability before filing.

  1. Open the county’s File an Assessment Appeal page, expand How can an appeal be filed?, and select Assessment Appeal Application to download the form.

  2. Fill in the applicant’s contact details and property identification using the tax bill or assessment notice. Add representative details and authorization only if applicable.

  3. Enter the assessed values in Value on Roll and your values in Applicant’s Opinion of Value. Leave Appeals Board Use Only blank. For a January 1 market-value dispute, select Regular Assessment and Decline in Value.

  4. Answer the written-findings and claim-for-refund questions using the instructions on the form. Include any required authorization or assessment notice. Keep hearing evidence for the hearing; do not attach it to the application.

  5. Print the completed application, review it, and sign the certification in blue ink, adding the date, location and your filing status.

  6. Include the details not loaded non-refundable fee per application. For mailing, use a check or money order payable to details not loaded.

  7. Mail or deliver the application, fee and required attachments to Clerk of the Board of Supervisors, Hall of Records, details not loaded. Mail must be postmarked by details not loaded; in-person applications must arrive by 5 p.m. that day. Keep a complete copy and proof of filing. Applications are not accepted by email or fax.

Keep your request confirmation and correspondence. Confirm current deadlines with the county.

Formal appeal

Keep a copy of your application and filing confirmation. Watch for notices from the Clerk of the Board and follow the county’s instructions for any hearing.
