Informal review — file online with the Assessor
For the 2026-27 annual assessment, the county accepts free informal value-review requests July 2, 2026–December 31, 2026. This review concerns market value on January 1, 2026. It does not replace a formal appeal.
Open the residential review form. Go to the Assessor’s Informal Value Review page, expand Forms, and select eFile a Value Review Form – Residential. The residential form opens without an account.

Open the informal review information. Identify your property and value. Enter the owner’s name, mailing address, telephone number, email, assessor’s parcel number, and property address. Select the property type. Enter the assessed value and your opinion of market value as of January 1, 2026.
Add comparable sales and supporting documents. Use the three sale entries for comparable addresses, sale dates, and prices. The Assessor typically reviews sales from October 1, 2025 through March 31, 2026; earlier sales may be considered. Sales after March 31 generally cannot be considered, apart from subsequent sales of the subject property itself. Attach supporting documents using Attach Supporting Documentation. The form accepts DOCX, JPG, PDF, PNG, and XLSX files.
Submit the request. Review the completed form and select Submit by December 31, 2026. Save a copy of the request and any confirmation the site provides. Continue paying property taxes by their due dates while the review is pending.
The formal appeal window for 2026-27 has closed. The deadline was September 15, 2026. These instructions remain available as a reference.
Formal appeal — signed paper application
The regular annual filing window is July 2, 2026–September 15, 2026. These paper-process instructions remain a reference after that window closes; supplemental and other assessments have their own deadlines. An informal review does not extend the formal appeal deadline.
Download the application and instructions. Open the Clerk’s Appeals Forms page. Download Assessment Appeal Application (PDF) and Application Instructions (PDF). Use the current form linked by the county; the application opened during verification was titled 2026–27 Assessment Appeal Application.

Download the assessment appeal application. Complete the application. Enter the applicant and property information, parcel number, assessed values, and your opinion of value. For an annual market-value appeal, select Regular Assessment and Decline in Value. Complete the remaining applicable sections using the county instructions. Do not attach hearing evidence to the application.
Print and sign. Print the application and sign the certification in blue pen. Placer requires an original signature on the paper application. Keep a copy for your records.
File with the Clerk and include the fee. Mail the signed application and a $40 check or money order for each parcel, payable to Placer County, to Placer County Assessment Appeals Board, 175 Fulweiler Avenue, Auburn, CA 95603-4543. The county also accepts hand delivery. Credit cards are not accepted. Mailed applications must have a U.S. postmark by the applicable filing deadline; the county recommends having the post office hand-cancel the envelope.

No information was entered and Submit was not clicked; receipt and post-submission screens remain unverified.
